Septic maintenance that lowers what your system costs over time

Detailed inspection techniques and quality parts prevent emergency repairs. We'd rather catch a tired aerator on a scheduled visit than meet you on a Saturday with an alarm going off.

What a professional maintenance visit covers

Aerobic systems are mechanical and they run every day. A real inspection looks at every stage of treatment, not just the lid.

Aeration and treatment

Aerator operation, air delivery, filters and the treatment compartments — the parts that determine whether the system is actually treating waste.

Controls, pump and alarm

Control panel, breakers, timer, floats, pump operation and alarm function, so a failure announces itself before it becomes a backup.

Disinfection and spray field

Chlorinator condition, effluent quality indicators, spray heads and distribution — plus a look at ponding, odor and runoff around the field.

And then we explain it

After the inspection you get a straight answer: what's healthy, what's wearing, what needs replacing now, and what can wait until next visit — with the price attached to each item so nothing is a surprise.

Tank cleaning and pumping

Solids build up no matter how well a system runs. When the sludge layer gets deep enough it starts moving into the treatment and pump compartments, which is where expensive damage happens.

We pump with quality vacuum service and clean the compartments properly, then tell you what the sludge level suggests about your usage and cadence. Most households benefit from a pump-out every few years — your inspection tells us where yours actually stands.

Real-estate inspections

Buying or selling a home with an aerobic system? We inspect the components and operation and explain the findings in language a buyer, seller or agent can use to make a decision.

If the system needs correction, you'll get the itemized cost of putting it right — not a vague warning that kills a deal.

Auto-Tracts maintenance contracts

Most aerobic systems are required to stay under a maintenance contract. Ours is 100% paperless: renew online, pay securely, and keep your inspection schedule current without chasing a mailed form.

Contract renewal starts at $22 per month. The exact rate depends on your system and inspection frequency, and we'll show you the breakdown before you sign anything.

Chlorine tablets and refill service

Disinfection is the last stage of treatment before water reaches your spray field, so an empty chlorinator undoes the work the rest of the system just did. Wastewater chlorinators are commonly served with either tablets or a liquid feed, and the right approach depends on how your unit was built.

Never substitute pool chlorine — it isn't formulated for wastewater use and can damage the unit. Call us about tablet refill availability and what your specific chlorinator takes.

Do's and don'ts between visits

Do

  • Keep power to the aerator and control panel on at all times — the bacteria doing the treatment need air.
  • Spread laundry across the week instead of running eight loads on Saturday.
  • Keep grass mowed around lids and spray heads so components stay accessible.
  • Note the date whenever an alarm sounds and tell us — the pattern is diagnostic.
  • Divert gutters and downspouts away from the tank area and spray field.

Don't

  • Don't flush wipes, hygiene products, paper towels or cat litter — "flushable" is a marketing word.
  • Don't pour grease, paint, solvents or heavy chemicals down the drain.
  • Don't drive or park over the tank, lines or spray field.
  • Don't plant trees near the tank or lateral lines; roots find them.
  • Don't ignore a silenced alarm — silencing is not fixing.

Common questions

A few of the questions we answer most often. There are more in the full FAQ.

Read all FAQs

Are you licensed, certified and insured?

Yes. We hold master plumber license MP0001301 and on-site sewage facility license OS0003120, and we're insured. Ask to see credentials any time — we'd rather you check.

How often should my system be serviced or pumped?

Aerobic systems are inspected on a set schedule under a maintenance contract. Pumping is separate and depends on household size and use — we measure your sludge level at inspection and tell you when it's time rather than guessing.

What should I do if my septic alarm goes off?

Reduce water use in the house, don't keep resetting or ignoring the alarm, check that the breaker to the system hasn't tripped, and call us with what the panel is showing. The alarm is information — we'll tell you what it's pointing at.

How much will this cost, and are there hidden fees?

You get an itemized estimate before work starts, and we explain each line so you understand what you're paying for. If something changes mid-job, you hear about it before we proceed.
